Are you tired of working 3 times as hard to get your buyer into a home only to have your offer get outbid or overlooked because of the current state of the seller union?
Sometimes looking at what’s available on the MLS or Zillow or Trulia isn’t enough to get your buyer into the home of their dreams. These are the times when you need to get creative. These are the times you need to be a marketer first before you are a real estate agent.
What if I told you there is a way to generate seller leads at will in a no inventory market in just 4 steps? It’s true. We’ve done the research. We’ve done the testing. We’ve seen the results. Here is a simple, 4-step strategy you can use that is now one of the most successful strategies for generating seller leads in a no inventory market.
STEP 1. Tell Your Buyer’s Story
The first thing you need is your buyer’s story. Most agents have no shortage of buyers right now. The problem is finding them a home. Telling your buyer’s story is one of the most magical pieces of this process; and one of the most important. Who are your buyers? Why do they want to move? Where are they looking to go? What are they looking to buy? When are they looking to move? This is their story and you need to not only capture it and understand; you need to share it.
If your buyers are willing, get them to talk about these questions with you on video. It does not need to be professionally produced. The video just needs to be done. Something as simple as a cell phone video will work. If they are not comfortable enough to do this on their own, that’s not a problem. Just ask for their permission to tell their story for them. All you have to do is shoot a video of yourself in front of a home that is similar to the type that your buyer is interested in and answer the questions about your buyer that you identified above.
STEP 2. Post The Story on Facebook
Write a simple Facebook post about this on your business or community page. Try using some text similar to this:
“Are you a home owner in the [blank] area? I’d like to introduce you to our buyers who are looking for a home just like yours. If you have a 3-bedroom, 2 bathroom home valued around $250,000 with a pool, then I have some buyers for you. Since the market is at an all-time high, I can guarantee you top dollar for your home if you’re interested in selling today. Comment below or tag someone you know. Thanks, [insert your first name]!”
Post this text and your video to your business and or community page.
STEP 3. Target Your Ad
Create a targeted Facebook ad from this content. Most people don’t realize this, but if you type in words like “residential” or “3-bedroom,” you’re going to get search terms that populate inside Facebook’s targeting section when you’re promoting an advertisement. You can see exactly where all of the sellers live that meet your criteria. You can type in words like “home value” and you can see how much these homes might be worth. You can even type in “residential profile” and see things like how long they’ve lived in their home.
We all know that the average home owner moves every 5 years. Use these targeting terms to your advantage. Spend as little as $5-$10 per day promoting this post to that targeted audience. Once you do that, something amazing will happen right before your very eyes.
STEP 4.
After you’ve promoted this post you’ll see that people are tagging other people that live in your target area. They’re tagging people that live in 3-bedroom homes. They’re tagging people who have homes valued at $250,000. All of those people are potential seller leads; and all of those people are potential clients that you can do business with. Moreover, all of those are potential sellers for your buyers.
Do you see how simple it is? You can leverage Facebook data to generate leads at will. You can leverage Facebook’s advertising platform to generate sellers in a no inventory market; and you can do it in as little as 4 steps. You don’t need a landing page. You don’t need a website. You don’t need a long, drawn out drip campaign. All you need are the things I just described.
