In this episode of the Client Generation Podcast I had the pleasure of interviewing Cami Baker. Cami Baker is the visionary founder of The Real Agents of Change. She is an HGTV house-hunters veteran and has been in real estate for 18 years. Cami started this marketing technique called Cause Marketing; how to make money while making a difference. About a year and a half ago, she found her niche in charitable real estate. “I call it the triangle of trust. When it comes to donation real estate, you need a non-profit that can accept the donation, giving the donor the tax benefits, etc. Then, you need a donor that will give a piece of property away, and then the third piece of that triangle is the real estate agent that will list and liquidate it.”
When asked how this works from a lead generation standpoint, Cami explains, “On the surface, it’s about charitable real estate, but to your point, there is no better way to get your foot in the door than community and knowledge.” She adds that it is essential to use video and offer your expertise to the public, especially when you specialize in something not many people are privy to. Teaching them about charitable real estate will entice them because it is something they have not heard of.
“One of the things that would be a nuance is even if you did all of the research in how charitable real estate works, 99% of the non-profits that you’ll go to, number one have no idea what you’re talking about, and number two they don’t accept it.” So, Cami’s goal is for every real estate company to eventually have a charitable real estate division so this niche becomes more well known.
